Licensing & Rights

All photographs and films captured by Leighton James | The Property Photographer are protected under UK and international copyright law.

Leighton James regularly collaborates with interior designers, architects, contractors, hospitality brands, and editorial publications to licence high-end imagery for commercial, marketing, and editorial use. Below is the standard cost-per-image licensing structure and terms.

Licensing Rates

If a third party was involved in a project that has already been commissioned (e.g., a supplier, material manufacturer, product designer, or contractor) and wishes to utilise the existing assets for their own marketing, an individual image licence may be purchased retroactively.

  • Individual Image Licence: From £75 + VAT per image

Collaborative Shoot Pricing (Cost-Sharing):

If multiple parties (e.g., the interior designer, architect, main contractor, or sub-contractors) wish to utilise the imagery from a shoot, cost-sharing structures are available prior to the production date.

The primary client pays the base creative fee, and each additional interested third party is added for an additional 50% of the base rate. The total cost can then be split equally among all participating parties, offering significant savings for each brand involved. All collaborating parties must be confirmed and contracts signed before the shoot takes place.

What is Included? (Standard Usage)

An individual image licence grants a non-exclusive, non-transferable right to use the high-resolution asset. The standard licence typically covers:

  • Digital Marketing: Use on official company websites, digital portfolios, and company blogs.

  • Social Media: Organic posts across business social media channels (Instagram, LinkedIn, Pinterest, etc.) with appropriate photo credit.

  • Awards & Portfolios: Submission into industry award applications and physical company portfolios.

Terms & Conditions

To maintain the integrity of the work and protect copyright, all licenced images are subject to the following terms:

  • No Third-Party Transfer: A licence is granted solely to the purchasing entity. Images may not be passed, sold, or sub-licenced to any third party (such as magazines, sub-contractors, or PR agencies) without explicit written consent.

  • No Alterations: Images may not be heavily edited, re-cropped, or altered using filters without prior approval.

  • Copyright Retention: Leighton James retains full, permanent copyright of all images and films. Licensing grants usage rights; it does not transfer ownership of the asset.

  • Unauthorised Use: Any usage of imagery on commercial web pages or social media channels without a valid invoice and licence agreement constitutes copyright infringement. It will be invoiced retroactively at the standard unauthorised usage rate.
